What is the overnight lending rate?

The overnight lending rate – or key lending rate – is the interest rate at which major financial institutions borrow and lend funds among themselves. These transactions are typically very short-term – just one day (in other words, overnight) – and are used by banks to manage their day-to-day liquidity needs.

The Bank of Canada sets a target for this rate as part of its monetary policy strategy. This target forms the core of the Bank’s key policy interest rate and serves as a benchmark for virtually all other short-term interest rates in the economy. It directly influences the prime rate set by commercial banks, which in turn affect rates on variable mortgages, lines of credit, business loans and other financial products.

How the overnight lending rate works

The Bank of Canada does not simply declare an interest rate and expect markets to follow. Instead, it sets a target rate and operates within a framework known as the “operating band,” which is typically a 0.5 percentage point range. For example, if the target for the overnight rate is 5.0%, the upper limit of the band would be 5.25% and the lower limit would be 4.75%.

To ensure the overnight rate remains close to its target, the Bank of Canada uses open market operations – buying and selling government securities to manage the supply of money in the financial system. These operations help keep the actual rate that banks charge each other aligned with the target.

Why the Bank of Canada changes the overnight rate

The primary reason the Bank of Canada adjusts the overnight rate is to control inflation and stabilize the economy. Currently, the Bank has an inflation-control target of 2%, with a tolerance range of 1% to 3%. When inflation is running too high or too low, or when economic growth deviates significantly from potential, the Bank may alter the rate to guide the economy back toward balance.

  • Raising the rate: When inflation is above target or the economy is overheating, the Bank raises the overnight rate. This makes borrowing more expensive and encourages saving, which tends to reduce consumer spending and investment. As demand slows, inflationary pressures begin to ease.

  • Lowering the rate: When economic growth is weak or inflation falls below the target, the Bank lowers the rate. Cheaper borrowing encourages households and businesses to spend and invest, supporting growth and helping inflation return to target.

The Bank of Canada holds eight fixed policy rate announcements per year (twice per quarter), scheduled in advance. At these meetings, the Governing Council assesses current economic conditions and decides whether to raise, lower, or maintain the overnight rate. These decisions are based on a comprehensive analysis of inflation trends, GDP growth, employment data, consumer spending, business investment and global economic developments. While changes are most commonly made during these scheduled announcements, the Bank can also take action between meetings in extraordinary circumstances, such as during the 2008 financial crisis or the early months of the COVID-19 pandemic.

The overnight rate and COVID-19

The COVID-19 pandemic marked one of the most significant periods of monetary policy intervention in recent history. As the pandemic triggered an unprecedented economic shock in early 2020, the Bank of Canada acted swiftly to lower the overnight rate to stimulate the economy and cushion the financial blow to households and businesses.

At the onset of the pandemic, the Bank slashed its overnight rate from 1.75% to 0.25% in a series of large and rapid cuts. This level was considered the “effective lower bound,” a point at which the rate could not be realistically lowered further without distorting market functioning. The aim was clear: make borrowing as affordable as possible to support economic activity during a period of severe uncertainty.

As a result:

  • Mortgage rates dropped to historic lows, spurring a boom in homebuying and refinancing.

  • Lines of credit and variable-rate loans became significantly cheaper, providing relief for many households facing income disruption.

  • Business loans were offered at more attractive rates, helping companies manage cash flow and avoid layoffs.

  • Yields on savings accounts plummeted, prompting some investors to shift funds toward equities and other riskier assets in search of greater returns.

The low-rate environment persisted for much of the pandemic, helping to fuel strong consumer demand and support recovery. However, it also contributed to rising asset prices and created the conditions for inflationary pressures that would emerge more forcefully in the post-pandemic period.

This time in history highlighted the powerful role the overnight lending rate plays in an economic crisis, serving as a tool not just for economic stabilization but for shaping the pace and nature of recovery.

Real-world impacts on consumers

Although the overnight rate operates in the background of the financial system, its effects are very real for Canadians. Changes to the overnight rate cascade through the economy, shaping financial conditions at every level.

Borrowing costs

One of the most immediate effects of a rate change is seen in borrowing costs. Variable-rate mortgages and lines of credit are directly tied to the prime rate, which typically moves in lockstep with the overnight rate. A rate increase can translate to higher monthly payments for households carrying variable-rate debt. Conversely, rate cuts often bring relief to borrowers by lowering interest obligations.

Savings and investment returns

The overnight rate also influences the returns available on savings accounts, Guaranteed Investment Certificates (GICs), and other fixed-income products. Higher rates tend to improve returns for savers and conservative investors, while lower rates may push investors toward riskier assets in search of better yields.

Housing market dynamics

The real estate market is particularly sensitive to interest rate changes. Higher rates can cool housing demand by increasing the cost of borrowing, which in turn can moderate price growth. Lower rates can spur demand and put pressure on prices, especially in markets with limited housing supply.

Lending rates and tariffs in today’s economy

The Bank of Canada’s overnight rate currently stands at 2.75%, following a series of cuts that began in 2024. While rate reductions have provided some relief to borrowers, the central bank continues to face the intricate challenge of balancing inflation and navigating the economic impact of global trade uncertainties. 

Consumers have benefited from more affordable borrowing costs over the past year, particularly for variable-rate mortgages and personal loans. However, with the path forward for monetary policy less certain, rate-sensitive borrowers may face a period of relative stability rather than continued easing.

Tariffs are a major economic concern in 2025. In recent months, renewed trade tensions – especially between Canada and the United States – have added complexity to the Bank of Canada’s policy outlook. New U.S. tariffs on Canadian steel, aluminum, and energy have prompted retaliatory measures from Canada, resulting in higher input costs for many businesses.

How To Personalize Your New Home (Without Blowing Your Budget)

You did it. You closed, you got the keys, and now you're standing in a space that's officially

yours. But it still feels like someone else's home.

That feeling goes away faster than you'd think -- and it doesn't require a full renovation or a

decorator on speed dial. Here are ten ways to make your new home feel like you, from the first

weekend to the first few months.

1. Paint one room first. Nothing transforms a space faster or more affordably than paint. Don't

feel pressure to do the whole house at once. Pick the room you'll spend the most time in and

start there. One weekend, one room, and suddenly it feels like home.

2. Replace the hardware. Cabinet handles, drawer pulls, door knobs -- these are the jewelry of

a home. Swapping out builder-grade or outdated hardware takes an afternoon and costs very

little, but the visual impact is immediate and surprisingly significant.

3. Bring in something that belonged to you before. A favorite piece of art, a lamp you've had

for years, a rug that's moved with you through three apartments. Familiar objects anchor a new

Mortgage renewals: Why getting ahead of it matters

The coming months are expected to mark one of the largest mortgage renewal waves Canada has seen in decades, and for many homeowners, the outcome will depend on how early they start planning. According to Canada Mortgage and Housing Corporation, about 1.15 million mortgages are set to renew this year, representing roughly 60% of all outstanding mortgages. 

Many of those mortgages were originally set up when interest rates were much lower. As a result, renewal is top of mind for a lot of homeowners right now, especially those trying to understand what their next payment might look like.

That’s why timing matters. Renewal is one of the few moments when you can make changes to your mortgage without penalty, and starting early can make the process far less stressful than waiting until the last minute.

Most lenders now send renewal notices several months before maturity, and in some cases up to six months in advance. While that may seem early, it creates an opportunity. The more time you have, the more flexibility you may have to review your options carefully rather than feeling rushed into a decision. Even if nothing changes, having a plan in place early removes uncertainty and puts you back in control.

Understanding payment shock and your options

One of the biggest concerns at renewal right now is payment shock, the increase in monthly payments that comes with higher interest rates. Before making any decisions, it helps to see the numbers clearly. What would your payment look like at today’s rates, and how does that fit into your budget?

If the new payment feels tight, there may be ways to help ease the transition. Extending your amortization can lower your monthly payment by spreading it over a longer period. While this can increase interest costs over time, it can provide short-term breathing room.

For homeowners with sufficient equity, refinancing at renewal may also be worth exploring. In some cases, refinancing can help consolidate higher-interest debt, improve cash flow, or restructure your mortgage so it better fits your current situation. These options aren’t right for everyone, but they’re worth reviewing before locking into a new term.

Why renewal is more than just the rate

At renewal, it’s natural to focus on the rate. But mortgage features such as prepayment options, penalties and portability can all affect how well your mortgage works over the next few years. In some situations, a slightly higher rate with better flexibility can offer more peace of mind.

Renewal is also a chance to reset and make sure your mortgage still fits your goals. Starting early gives you time to ask questions, explore options, and move forward with confidence.

Renewal doesn't have to feel overwhelming. A simple review of your numbers and options can provide clarity and direction. Why Borrowers should Pay Attention to Mortgage Portability as much as Rates

Lack of portability can financially trap people in homes in cases where they can’t afford or qualify for a new mortgage.

One thing that bites homeowners in the derrière is mortgage portability — or lack thereof.

Mortgage shoppers fixate so hard on shaving fractions off their interest rate that they totally overlook what else factors into their borrowing cost.

But in many cases, portability policies are an ambush waiting in the lender’s fine print. Here’s why:

Portability defined

Mortgage portability lets a homeowner transfer their existing mortgage from the property they’re selling to the one they’re buying. First, you hang onto the rate you already locked in. This was essential for people moving in 2022 and 2023, for example, when fixed mortgage rates launched 400 basis points.

Imagine planning your move, only to discover your mortgage won’t follow you, so you’re suddenly signing up for double or triple the interest rate you were paying. Plenty of borrowers were blindsided because their discounted deal of a lifetime turned out to be unportable.

For the same sized mortgage, some watched their payments jump by up to 50 per cent. Worse, many had to break their closed mortgages altogether. That requires a prepayment penalty, which can easily be in the thousands or tens of thousands of dollars.

By contrast, some people negotiate to the death to save 0.1 percentage point on their interest rate, which amounts to just $1,429 over five years on a standard $300,000 mortgage (roughly the average mortgage size in Canada). That’s a big potential cost tradeoff, yet folks routinely underestimate their odds of moving and the price they’ll pay without portability.

I saw this up close before I sold my mortgage company. We had a website that let visitors filter lenders by feature. Invariably, most would leave the portability box unchecked and go for the lowest possible rate.

One of the lenders that routinely offered the lowest rate at the time also had one of the worst portability policies ever. To port, they made you close the sale of your old home and new home in the same calendar month, which is often not easy since the average closing timeframe is somewhere around 40 to 50 days.

We generally tried to talk people out of this mortgage, but many just wanted the cheapest rate. We would periodically hear from borrowers who’d closed their purchase and sale in different months, asking what options they had to avoid a penalty and keep their rate. There were few great options, and some had to break their mortgage, lose their deep discount rate and pay a penalty to boot.

People are mobile

The importance of portability was again in the spotlight on Monday after a Statistics Canada report on why people move. The list of triggers is long, with the main ones being:

Upgrading to a more suitable dwelling (25.3 per cent of movers)

  • Moving to a better neighbourhood (13.5 per cent of movers)

  • A growing household (13.5 per cent of movers)

  • Job change (9.1 per cent of movers)

  • Moving closer to family (9.0 per cent of movers)

  • Reducing housing costs (8.6 per cent of movers)

  • Reducing commuting time (7.7 per cent of movers)

Some of these reasons are curveballs — stuff folks don’t think about when signing on the dotted line. But they happen a lot. The rule of thumb is that homeowners move every five to ten years, depending on their life stage.

That means most homeowners with two consecutive five-year mortgages will need to rework their mortgage at least once before the term ends. (Side note: Five years is still the most popular mortgage length if you include both fixed and variable terms.)

In short, life changes happen, and flexible ports are a money-saver. In the next rate-hike cycle, they’ll matter even more than they do today.

So, if you’re out there mortgage shopping and there’s a half-decent shot you’ll relocate before the term expires, hunt for lenders that let you take the mortgage with you without crazy restrictions.

Prioritize the ones that:

  • Allow at least 60 days to move your mortgage from your old property to your new property. For less stress, aim for 90 to 120 days.

  • Allow porting of variable-rate mortgages (many don’t, and it can cost you your rate discount and at least a three-month interest penalty if you have to break early)

  • Allow “port and increases,” which helps if you buy a pricier home and need to borrow more money. Some lenders don’t offer this feature, or at least not at low, transparent rates.

Six last tips to remember:

  1. You still need to re-qualify from scratch to port — new application, new scrutiny. If your income falls for any reason, your credit declines or your debt ratios surge, porting may be a fantasy.

  2. Some “no frills” mortgages are not portable at all. Unless there’s practically zero chance of you moving before your mortgage contract matures, don’t even think about these products.

  3. Beware that some lenders insist on resetting you to a fresh five-year term just to “port.”

  4. Credit union mortgages generally don’t let you port out of province, unless it’s one of the few federally-regulated credit unions. That’s a problem for the six per cent of movers who move out of province.

  5. If rates have fallen, compare your prepayment fees to the interest cost of keeping your higher rate.

  6. If you plan to close your purchase before you sell, make sure the lender will advance its new mortgage before the old one is paid out, and offers bridge financing (a short-term loan for the down payment on your new home) if you need it.

Lack of portability can financially trap people in their homes in cases where they can’t afford or qualify for a new mortgage.

This is exactly why U.S. home sales fell off a cliff in 2022. Americans can’t typically port their mortgages, so millions of families were voluntarily imprisoned by their own financing terms — forced to either stay put or face drastic payment hikes.

Fortunately, this isn’t a problem for reasonably qualified Canadian borrowers, provided they pick the right mortgage.
